Last Updated: May 2026Welcome to Waterside Manor. By making a reservation or using this website, you agree to comply with and be bound by the following terms and conditions. Please read them carefully before finalizing your booking.
1. Bookings and Cancellations
All room reservations require a valid credit card at the time of booking to guarantee the reservation. Check-in is available from 15:00 on the day of arrival, and check-out is required by 11:00 on the day of departure.
Cancellations made more than 7 days prior to the scheduled arrival date will incur no fee. Cancellations made within 7 days of arrival, or non-arrival (no-show), will be charged in full for the entire duration of the reserved stay.
2. House Rules and Damaged Goods
Waterside Manor is a completely non-smoking property. A cleaning fee of £250 will be charged to any guest who violates this policy.
Any damage caused to hotel property by guests during their stay will be charged to the credit card provided at check-in.
3. Fine Dining and Spa Reservations
Reservations for The Manor Restaurant and treatments at The Sanctuary Spa are highly recommended in advance. Table reservations and spa appointments are subject to their own cancellation policies, which will be confirmed at the time of booking.
4. Limitation of Liability
Waterside Manor will not be held liable for any loss, damage, or theft of guest belongings from rooms, public areas, or vehicles parked on the estate, except where required by local UK law.
